There is a cleaning fee per stay of $120
which covers cleaning and laundry costs for up to 2 guests.
Add an $20 per extra person per stay to cover extra linen costs
A 50% deposit is required upon reservation; the balance can be paid on the day before
arrival if a credit card is used, or 1 week before arrival if paying by direct deposit.
Minimum stay varies depending on time of year, most long weekends are at least 3 nights,
Peak
Peak times include December and January, Melbourne Cup weekend and Easter.
During the January School holidays, the minimum stay is 5 nights (unless filling a gap)
Easter and Melbourne cup are 4 nights.

Mid Season
Mid Season includes the months of Oct, Nov, Feb Mar, and April,
Nightly $275
Weekly $1750 (Extra Nights $250)
Cancellations
Cancellations less than 2 weeks before arrival will only be refunded, less a 20% booking fee, if the period booked can be refilled.
Cancellations more than 2 weeks before arrival will be refunded less a 20% booking fee.
No refunds for non-arrivals.
